Charlotte's median sale price is approximately $415,000. A 3.5% FHA down payment on that is $14,525. The NC Home Advantage Mortgage includes up to 3% of the loan as DPA (roughly $12,100 on that purchase), and the NC 1st Home Advantage adds $15,000 on top. Combined, that is $27,100 in assistance on a median-priced home. More than enough to cover down payment and closing costs with room to spare.

The city-level House Charlotte program offers up to $17,000 in designated high-cost neighborhoods, but its $365,000 purchase price cap is a real constraint. Charlotte's median is $415,000. Community Heroes Homeownership Program

Amount: Up to $30,000
Type: Grant after 10 years of occupancy
Income limit: 80.01% to 120% AMI (~$89,750 to ~$134,640)
First-time buyer: Not required
Eligible occupations: First responders, public school employees, frontline essential workers
Funding: Limited, partnership with FHLB Atlanta

The largest local DPA option in Charlotte. Specifically designed for community workers who earn above the low-income threshold but still struggle with Charlotte's housing costs. The income floor of 80.01% AMI means this is not for the lowest-income buyers. It targets the middle: people who earn too much for House Charlotte's full benefit but not enough to buy easily without help.

Price cap constraint: House Charlotte's $365,000 maximum purchase price is $50,000 below Charlotte's $415,000 median. This limits usable inventory. If you are targeting properties above $365K, the statewide NCHFA programs (capped at $480,000-$495,000) are your primary options. If you can find a property under $365K, layering House Charlotte with NCHFA can be powerful.

How DPA Programs Work in Charlotte

Deferred Second Mortgages (Most Common)

No monthly payment. Repaid when you sell or refinance. NC Home Advantage Mortgage includes 3% DPA in this structure. NC 1st Home Advantage adds $15,000 the same way. Both are 0% interest. The forgiveness schedule is unique to NCHFA: fully deferred for 10 years, then forgiven at 20% per year in years 11 through 15. Stay 15 years and you owe nothing. Sell in year 8 and you repay the full balance.

Forgivable Grants

Community Heroes ($30,000) becomes a grant after 10 years of owner-occupancy. House Charlotte forgives after 15 years. The difference between "deferred" and "forgivable" matters in Charlotte: NCHFA programs begin forgiving at year 11, while House Charlotte forgives entirely at year 15. Both are $0/month during the hold period. The practical effect is the same if you stay long enough.

Community Partners Loan Pool (CPLP)

NCHFA's deep-assistance program. Up to 25% of the sales price, maximum $50,000, at 0% interest. No monthly payments. Deferred until sale, refinance, or loss of primary residence status. Income must be at or below 80% AMI. DTI limits: 28-32% housing, 45% total. This is the highest-dollar DPA in North Carolina. It requires more paperwork and in-person counseling, but for a buyer who qualifies, $50,000 at 0% with no payments changes the math entirely.

Built-In First Mortgage DPA

NC Home Advantage Mortgage provides up to 3% of the loan amount as DPA built into the first mortgage product. This is not a separate program you apply for. It comes with the mortgage. On a $400K purchase: 3% = $12,000. Paired with the separate NC 1st Home Advantage ($15,000), total assistance reaches $27,000 without needing any city-level program. Both first-time and repeat buyers qualify for the 3% portion.
